A private dungeon rental at Sub Rosa gives you access to our entire private kinky playspace and all the BDSM amenities. Enjoy two to four hours exploring Sub Rosa (with up to four people) — or spend the whole night at an overnight rental (see details below).

Overnight Private Dungeon Rental
An overnight private dungeon rental gives you full access to Sub Rosa from 8pm to 10am, at $500 (that’s only $35/hr!). Overnights are purchased as a gift certificate and scheduled via email. We will do our best to accommodate your preferred schedule depending on availability. Private Rental Add-Ons
We offer two pieces of equipment that you can add on to your private dungeon rental: the Motorbunny and the Neon Wand. When you select your appointment type on the booking page, you will see the add-on menu above the booking calendar.

Sub Rosa uses an easy online, password-protected booking calendar. We ask new renters to tell us a little about themselves before we trust them with our space. To get the booking password, click the button below to fill out our contact form. We will send you a follow up email with the password for easy access to the calendar any time you want to reserve our playspace.
If you already have the password, click below to access our booking calendar. Once you’re logged in, select a 2, 3, or 4 hour rental appointment, choose any rental add-ons, and see available dates on our calendar. Please note, overnight rentals are scheduled via email.
Cancellation Policy
Cancel 7 days in advance for a full refund and more than 48 hours in advance for a 50% refund. No refunds if canceled less than 48 hours in advance of the appointment time. Please cancel through the link on your booking receipt. Our system doesn’t automatically refund you so please reach out if you would like a refund. We are always happy to reschedule your appointment time or apply the credit towards your next rental.
Dungeon Rules
Read dungeon rules in our Facility Use Agreement and Release of Liability here. All renters and guests must sign this Agreement before using Sub Rosa (sign online here). You will hear about our safety rules and policies during your check-in tour as well. Our space is only for adults 18 years and older.
Accessibility
There are some challenges to accessibility in our old industrial building. There is no passenger elevator, and stairs are required. The exterior steps have no handrail and the door is heavy. The interior stairs do have a handrail (around 25 steps required).
Please request assistance if you would like someone to meet you at the door. We apologize for this issue and recognize that the impact on people with disabilities is felt deeply in our community. If there are other accommodations we can make please reach out.

Is there a membership fee to rent Sub Rosa?
No membership fees! We vet our renters before sharing the booking password with them – but it’s easy to get vetted. Simply answer a few questions about yourself on our contact form. We don’t charge any membership fees because we want to keep our space as accessible as possible. To help us do that, please consider signing up for a monthly membership of our Patreon! Where is Sub Rosa located?
We only share our address 24 hours before a confirmed rental or class/event. The building is located in SE Portland.
Can I tour the dungeon before renting Sub Rosa?
There are a few ways to check our our space before renting. We host Open Houses twice a year, where you can meet the owners and tour the playspace. You can also attend one of our in-person classes, which we host in Sub Rosa. (Stay informed about our upcoming events by signing up for our newsletter.) Can I use Sub Rosa for boudoir photography or content creation?
Yes! Sub Rosa provides a dreamy, sexy atmosphere for boudoir portraits, erotic art, kinky fashion photography, and more. We do recommend bringing your own lighting.
Is the dungeon rental private?
Yes! Someone will be there to greet you at the beginning of your rental and give a short safety tour. But after that, you and your partners will be the only people in the space for the entirety of your session. Any personal information you share with Sub Rosa during booking will be kept private and confidential.
What is included when I rent Sub Rosa?
You have access to the entire dungeon, including all our bondage equipment, restraints, and impact toys. We have nipple clamps, collars, leashes, and a Magic Wand as well. You can purchase insertables (like dildos, plugs, and gags) in our She Bop Honor Bar. See the full list of fetish gear and amenities here. How long can I rent the dungeon for?
Our standard dungeon rentals include 2-4 guests for two to four hours. We also offer overnight rentals that last from 8pm to 10am. If you’d like to host a private group rental for 5-16 people, you can rent the space for four to six hours. Learn about our private group rentals here.
How do I book a dungeon rental?
Our booking calendar is password protected, so the first step is to answer a few questions for us on our contact form. We will send you a follow-up email with the password to book. If you already have the password, access our booking calendar here. From there, you will be able to select a 2, 3, or 4 hour rental appointment, choose any rental add-ons, and see available dates on our calendar. Or, you can purchase an overnight rental gift card and email us at info@subrosapdx.com to schedule. We also offer gift cards for hourly rentals. You can buy a gift card without a password here.
What if I need to reschedule my session?
Rescheduling is easy. You can click the link in your emailed receipt and move your appointment to any open spot in the future.
What if I need to cancel my booking last minute?
Our cancellation policy is:
* A 50% refund if canceled less than 48 hours before appointment start time.
* No refund if canceled less than 24 hours before appointment start time.
Remember, you can always reschedule instead of cancelling.
How many people can I bring to the space?
Our standard rentals are for two to four people only. You can host a group rental for five to sixteen people, for private gatherings, where you know and can vouch for all guests. See our group rental rates and policies here, and email info@subrosapdx.com to schedule a private party.
